About Marshview Realty

What is Marshview Realty?

Marshview Realty is an independent, locally owned, licensed real estate brokerage on the Georgia coast. It serves Richmond Hill, Savannah, Pooler, Hinesville, Effingham County, and the military communities around Fort Stewart and Hunter Army Airfield.

Is Marshview Realty a franchise?

No. Marshview Realty is an independent brokerage, which means it is not part of a national franchise. It is locally owned and operated.

Who is the broker at Marshview Realty?

Our Managing Broker is Ashley Johnson. In Georgia, every real estate agent works under a licensed broker. You can verify any Georgia real estate license with the Georgia Real Estate Commission license lookup.

What is the difference between an independent brokerage and a franchise?

A franchise brokerage pays to use a national brand and answers to a parent company. An independent brokerage is owned and run locally with no parent brand. Both must be licensed, and agents at either work under a broker, so the real difference is in ownership, culture, and the service you get. It is fair to ask any brokerage how it supports its agents and its clients.

How is Marshview Realty connected to Johnson Group?

Johnson Group is a real estate team brokered by Marshview Realty. Marshview Realty is the brokerage, and Johnson Group is one of the teams working under it.

Moving to Fort Stewart or Hunter Army Airfield

Where do soldiers stationed at Fort Stewart live?

Fort Stewart is in Hinesville, in Liberty County, and the Army says most soldiers live in the Hinesville area or nearby communities. Many families also choose Richmond Hill, Pooler, or Savannah, and some use on-post housing.

What are the best places to live near Fort Stewart?

It depends on your commute, budget, and schools. Hinesville is right next to the post and has the shortest commute. Richmond Hill is a popular choice for families who want a different setting, access to Savannah, and Bryan County schools, with a longer drive to the gate.

How long is the commute from Richmond Hill to Fort Stewart?

Roughly 25 to 40 minutes depending on the gate you use and traffic. Hinesville is much closer, often only minutes from the main gate.

Where should I live if I am stationed at Hunter Army Airfield?

Hunter Army Airfield is in Savannah, so Savannah and Pooler are the closer options. Richmond Hill is a popular middle ground for families who want reasonable access to both Savannah and Fort Stewart.

Can I buy a home with a VA loan?

Eligible service members, veterans, and some surviving spouses can use a VA loan. These loans commonly allow little or no down payment and no private mortgage insurance. The home has to meet VA appraisal guidelines, and lenders set their own credit requirements, so start by confirming your eligibility with a VA-approved lender.

Can I start buying a home before I arrive on my PCS?

Yes, many buyers start early. You can get pre-approved with a lender, search homes online, and tour by video before you arrive. Talk to an agent as soon as you have orders, because your report date and closing timeline affect which homes make sense.

Should I buy or rent when I PCS here?

It depends on how long you expect to be stationed here and your budget. Buying can make sense if you plan to stay a few years, while renting first gives you time to learn the area. If you want to rent, see MarshView Rentals.

Working with an agent

Do I have to sign an agreement with a buyer’s agent in Georgia?

Under the industry rules that took effect in 2024, a buyer who tours homes with an agent using the MLS generally signs a written agreement first. It spells out what the agent will do and how the agent is paid. You do not need one to talk with an agent or visit an open house.

How much do real estate agents charge?

Agent compensation is not set by law and is negotiable. Ask any agent to explain how they are paid, in writing, before you sign anything.

How do I search for homes?

Our home search opens on the Johnson Group website, where you can search homes for sale in Richmond Hill, Savannah, Pooler, Hinesville, and around both Army posts.

Selling your home

What is my home worth?

Start with a home value estimate based on local comparable sales, then talk with an agent who knows your neighborhood. An agent can refine the number by looking at your home’s condition and what is selling nearby right now.

How do I sell my home?

Start with what your home is worth, then talk with an agent about pricing, preparation, and timing. The sellers guide walks through the process.
